Role & Responsibilities

  • Negotiate deals independently with key accounts and street landlords.
  • Collaborate with internal stakeholders such as finance, legal, operations, and retail teams to ensure alignment of real estate initiatives with business objectives.
  • Implement and maintain best practices in real estate management, focusing on sustainability and compliance with environmental initiatives.
  • Prepare and manage Letters of Intent (LOI) documents.
  • Ensure compliance with all relevant regulations and standards.
  • Provide regular reports and updates to the VP of Real Estate and senior leadership on real estate negotiations, projects, and key initiatives.
  • Maintain and update internal reporting for the Real Estate department.
  • Support the VP of Real Estate in ad hoc projects and deal committee meetings.
  • Optimize portfolio and asset utilization from a real estate standpoint.
  • Manage preservation of assets, including both owned properties and rentals.
  • Coordinate with property managers, project managers, and internal teams for efficient operations.
  • Oversee real estate development and construction projects, including expansions, renovations, and new store openings.
  • Manage the Lease Department Store network.
  • Develop and manage the annual real estate budget, ensuring cost-effective resource utilization.
  • Analyze financial performance in partnership with the Finance team and provide recommendations to senior management.
  • Work with legal counsel to review contracts and legal aspects of real estate transactions.

Qualifications

  • Minimum 10 years of experience in real estate management and deal negotiation.
  • Proven track record of success in a leadership role.
  • Extensive experience in global real estate strategy, site selection, lease negotiations, and property management.
  • Strong financial acumen with experience in budgeting, forecasting, and financial analysis.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to work effectively with senior executives and cross-functional teams.
  • Strong analytical and problem-solving skills.
  • Knowledge of sustainability practices and environmental regulations in real estate.
  • Ability to travel as needed.

Experience

Compensation

The appointed candidate will be offered a salary within USD $170,000-190,000 annually.
