Rolex Real Estate Projects & Investments Manager

- Represent the owner’s interests across all phases of real estate projects: preliminary studies, acquisition, design, permitting, tendering, construction and handover.
- Identify, evaluate and model investment opportunities to support long-term value creation.
- Manage and mitigate development risks throughout project lifecycles.
- Engage, supervise and coordinate external mandates and advisors (architects, project managers, notaries, legal counsel, etc.).
- Validate architectural, technical and functional choices to ensure alignment with strategic objectives.
- Analyse all transaction and project documentation, including financial plans, legal instruments and project schedules.
- Approve phase-by-phase cost estimates, monitor expenditures and validate supplier invoices.
- Negotiate with federal, cantonal and municipal authorities and represent the company in administrative procedures.
- Actively contribute to steering committees and project governance meetings.
- Negotiate and review sale and purchase agreements and other transactional documents.
- Recognised degree in real estate, law or equivalent; a Master’s degree in law is an asset.
- Master’s level education in real estate studies (IEI) or comparable qualification.
- Minimum seven years’ professional experience in real estate project management or a legal role connected to property transactions and development.
- In-depth knowledge of the investment real estate market and Swiss rental market dynamics.
- Thorough familiarity with Swiss federal and cantonal regulations, with specific knowledge of Geneva procedures.
- Excellent written drafting skills and strong analytical aptitude.
- Fluent English required; German desirable.
- High level of discretion, reliability and professional rigour.

At least 7 years of progressive experience in real estate project management or legal functions related to property transactions and development, including responsibility for multi‑disciplinary teams and external advisors.
Recognised higher education in real estate or law; Master’s degree (real estate or law) preferred; IEI diploma advantageous.
