- Negotiate deals independently with key accounts and street landlords.
- Collaborate with internal stakeholders such as finance, legal, operations, and retail teams to ensure alignment of real estate initiatives with business objectives.
- Implement and maintain best practices in real estate management, focusing on sustainability and compliance with environmental initiatives.
- Prepare and manage Letters of Intent (LOI) documents.
- Ensure compliance with all relevant regulations and standards.
- Provide regular reports and updates to the VP of Real Estate and senior leadership on real estate negotiations, projects, and key initiatives.
- Maintain and update internal reporting for the Real Estate department.
- Support the VP of Real Estate in ad hoc projects and deal committee meetings.
- Optimize portfolio and asset utilization from a real estate standpoint.
- Manage preservation of assets, including both owned properties and rentals.
- Coordinate with property managers, project managers, and internal teams for efficient operations.
- Oversee real estate development and construction projects, including expansions, renovations, and new store openings.
- Manage the Lease Department Store network.
- Develop and manage the annual real estate budget, ensuring cost-effective resource utilization.
- Analyze financial performance in partnership with the Finance team and provide recommendations to senior management.
- Work with legal counsel to review contracts and legal aspects of real estate transactions.
- Minimum 10 years of experience in real estate management and deal negotiation.
- Proven track record of success in a leadership role.
- Extensive experience in global real estate strategy, site selection, lease negotiations, and property management.
- Strong financial acumen with experience in budgeting, forecasting, and financial analysis.
- Excellent negotiation, communication, and interpersonal skills.
- Ability to work effectively with senior executives and cross-functional teams.
- Strong analytical and problem-solving skills.
- Knowledge of sustainability practices and environmental regulations in real estate.

The appointed candidate will be offered a salary within USD $170,000-190,000 annually.
