1. Negotiate deals independently with key accounts and street landlords.
2. Collaborate with internal stakeholders such as finance, legal, operations, and retail teams to ensure alignment of real estate initiatives with business objectives.
3. Implement and maintain best practices in real estate management, focusing on sustainability and compliance with environmental initiatives.
4. Prepare and manage Letters of Intent (LOI) documents.
5. Ensure compliance with all relevant regulations and standards.
6. Provide regular reports and updates to the VP of Real Estate and senior leadership on real estate negotiations, projects, and key initiatives.
7. Maintain and update internal reporting for the Real Estate department.
8. Support the VP of Real Estate in ad hoc projects and deal committee meetings.
9. Optimize portfolio and asset utilization from a real estate standpoint.
10. Manage preservation of assets, including both owned properties and rentals.
11. Coordinate with property managers, project managers, and internal teams for efficient operations.
12. Oversee real estate development and construction projects, including expansions, renovations, and new store openings.
13. Manage the Lease Department Store network.
14. Develop and manage the annual real estate budget, ensuring cost-effective resource utilization.
15. Analyze financial performance in partnership with the Finance team and provide recommendations to senior management.
16. Work with legal counsel to review contracts and legal aspects of real estate transactions.

1. Minimum 10 years of experience in real estate management and deal negotiation.
2. Proven track record of success in a leadership role.
3. Extensive experience in global real estate strategy, site selection, lease negotiations, and property management.
4. Strong financial acumen with experience in budgeting, forecasting, and financial analysis.
5. Excellent negotiation, communication, and interpersonal skills.
6. Ability to work effectively with senior executives and cross-functional teams.
7. Strong analytical and problem-solving skills.
8. Knowledge of sustainability practices and environmental regulations in real estate.
9. Ability to travel as needed.

A minimum of 10 years of experience in real estate management, with a proven track record in deal negotiation and leadership roles.

The appointed candidate will be offered a salary within USD $170,000-190,000 annually.
