Kering Facility Manager

- Oversee day-to-day operations of building and facilities, ensuring effective delivery of services and meeting building needs including monitoring, life-safety, engineering, and general maintenance.
- Lead the General Service team in supervising maintenance programs for the interior and exterior conditions and appearance of the facilities.
- Ensure prompt and positive responses to requests from clients and building tenants/occupants by the General Service team.
- Implement ongoing contract review programs to assess client, tenant, and occupant needs, ensuring prompt problem resolution.
- Prepare, deliver, and monitor consolidated reporting and reviews of all budgets, financial reports, contracts, expenditures, and purchase orders related to the facilities.
- Develop and explain the annual building budget, quarterly forecasts, and business plans.
- Assist in developing capital budgets for the property, contributing to a five-year plan for maintenance, improvement, and cost reduction initiatives.
- Coordinate the collection, analysis, and reporting of statistical data to provide accurate assessments of building management objectives and work order productivity.
- Approve all positions and direct the hiring, training, and motivational activities of the team, ensuring effective employee relations.
- Manage and drive customer focus within operational activities, maintaining effective relationships with key client contacts.
- Drive innovation through the development of best practices and operational efficiency, identifying industry trends and tools.
- Ensure compliance with insurance requirements and coordinate claims as needed.
- Manage property modification requests, claims management, and daily property requirements, planning capital improvements.
- Collaborate with vendors and contractors, coordinating with tenants to expedite work completion.
- Review and analyze service charges invoicing, including rent, and update tenancy schedules.
- Plan and manage property operating budgets, monitor income and expenses, and prepare leasing reports.
- 5-8 years of relevant experience in a similar position with sizeable companies and team management.
- Hands-on experience in building systems and structures.
- Strong technical and regulatory knowledge.
- Proficient in written and spoken English and Japanese.
- Completion of Fire Prevention Manager course.
- Facility management and property management skills.
- Strong organizational and process-oriented skills.
- Excellent project management and interpersonal skills.
- Proactive with the ability to work under minimal supervision.
- Autocad or other drawing/design software skills are a plus.
5-8 years of relevant experience in facility and property management with team leadership responsibilities.
