  • Drive execution in alignment with company objectives, brand standards, operational requirements, approved budgets and project timelines; partner cross-functionally throughout the project lifecycle.
  • Conduct landlord kickoff meetings to understand site conditions, fit-out requirements, local codes, building conditions, timelines, approvals and landlord expectations.
  • Review and redline design and construction drawings before landlord and permit submissions.
  • Partner with Store Design through AOR Kickoff, Schematic Design, Design Development, landlord and permit submissions, Bid Documents and Construction Documents.

  • Coordinate with Construction Finance on budget reviews, forecasting, change-order impacts and closeout forecasting.
  • Provide constructability expertise and execution recommendations during planning and design development; evaluate complex site conditions and requirements to identify risks and mitigation strategies.
  • Lead weekly OAC (Owner-Architect-Contractor) meetings to review progress and schedule performance, track RFIs and Change Orders, identify risks and resolve issues.
  • Review, track and manage RFIs and Change Orders throughout construction, documenting and communicating impacts to scope, schedule and budget.
  • Monitor contractor performance against approved construction documents, schedules and company standards.
  • Conduct site visits at critical milestones, including framing, punch list, turnover and closeout.
  • Monitor field conditions, resolve design conflicts, constructability issues and unforeseen site conditions, and assess schedule and budget impacts.
  • Facilitate timely decisions and issue resolution, managing impacts to schedule, budget and store opening dates.
  • Serve as a subject matter expert in specialty store formats, complex project delivery and construction best practices.
  • Support Construction leadership in evaluating project delivery strategies, contractor performance and operational improvements; participate in strategic planning for project execution, store development and continuous improvement.
  • Identify opportunities to improve construction processes, standards and project delivery methodologies; represent Construction in cross-functional meetings and planning discussions as required.
  • Support evaluation and implementation of new store concepts, prototypes and specialty formats.
  • Mentor and advise Construction Project Managers on execution, constructability, stakeholder management and issue resolution; share lessons learned and best practices to promote consistency and continuous improvement.
  • Assist with onboarding and development of team members as required, and provide guidance on complex project challenges and escalated construction issues.
  • Identify, communicate and mitigate risks affecting schedule, budget, quality or store opening dates; assess and communicate impacts from RFIs, Change Orders, field conditions and design revisions.
  • Provide regular updates to internal stakeholders on schedule, risks, approvals, construction progress and critical decisions; maintain effective communication among internal teams, consultants, contractors, landlords and business stakeholders.
  • Develop and manage punch lists, ensuring deficiencies are completed before turnover and store opening.
  • Coordinate turnover and closeout documentation, including as-built drawings, warranties, operation manuals and closeout packages.
  • Support store-opening readiness by coordinating construction turnover with Operations, Visual Merchandising, IT, Loss Prevention and other stakeholders.
