Sephora Lease Audit Manager role in remote SF/NY/DC area, managing lease compliance and rent reconciliation for US and Canadian properties.
Role & Responsibilities
- Manage US and Canadian lease audit and co-tenancy programs with responsibility for accurate and timely enforcement of lease provisions between Sephora and its landlords
- Audit annual landlord reconciliation invoices for common area maintenance, real estate taxes, insurance, utilities, and percent rent to identify overcharges and obtain detailed supporting documentation
- Negotiate, settle, and collect multi-million dollar rent reconciliations uncovered during lease audits, coordinating with the Accounting Team and internal departments for proper documentation and future savings
- Manage lease options, kickouts, termination rights tracking, and provide support for yearly updates to radius restriction trackers in alignment with strategic deployment plans
- Research potential percent rent remedies and penalties resulting from remodel program closures, supporting tax and real estate teams with landlord-initiated sales audits
- Conduct comprehensive expense analyses by vetting costs against lease language, comparing to market rates, analyzing base rent trends, and establishing trend analyses
- Interpret lease terms and conditions for management, third-party lease compliance administrators, and Accounting & Finance departments
- Report progress, results, and projected cash savings to management, including risk identification and mitigation strategies
Qualifications
- Bachelor's degree in Business, Accounting, Finance, or a related field (strongly preferred)
- CPA certification (strongly preferred)
- 5-8 years of retail experience with focus on Lease Compliance and/or Auditing
- Strong analytical skills and exceptional attention to detail
- High-level client service abilities with capacity to prioritize multiple simultaneous requests
- Deep understanding of lease contract interpretation, negotiation, and analysis
- Knowledge of International Financial Reporting Standards (IFRS) and relevant legal regulations and standards
- Effective listening and interpersonal communication skills
Skills
Experience
5-8 years of retail experience, ideally with a focus on lease compliance and/or auditing. Demonstrated ability to manage complex lease negotiations, conduct detailed financial audits, and report results to senior management.
Education
Bachelor's degree in Business, Accounting, Finance, or a related field strongly preferred. CPA certification strongly preferred.
