Sephora — Expansion & Construction Manager (Greece & Balkans) in Bucharest, Romania. Lead store openings, construction and real estate strategy for the region.

Role & Responsibilities

  • Drive operational implementation of Sephora’s expansion strategy across Greece and the Balkans, identifying and negotiating new store openings in line with the regional plan.
  • Prepare and present investment files for the EME investment committee and contribute to site selection decisions and business cases.
  • Negotiate leases, rent reviews, renewals and business rates; manage relations with landlords, real estate agents and local authorities.
  • Estimate, monitor and control store construction capex and CER budgets, ensuring cost optimisation and compliance with financial targets.
  • Lead planning and execution of construction projects including new openings, remodels, refurbishments and relocations; supervise external architects, construction managers and contractors.
  • Run bidding processes for construction, maintenance and cleaning services and ensure projects meet Sephora brand standards and timelines.
  • Collaborate with the GM and EME Expansion Director to develop the store network, evaluate white-space opportunities and define appropriate store concepts and formats.
  • Coordinate multi-country projects across the region and provide regular progress reports to stakeholders.
  • Travel within the region as required to support project delivery and stakeholder engagement.

Qualifications

  • Degree in management, construction, engineering or real estate.
  • Minimum 5 years of professional experience in retail expansion, store development or construction management — preferably with multi-site and multi-country exposure.
  • Deep knowledge of the Romanian property and construction market; familiarity with Greece, Bulgaria, Serbia or Croatia is an advantage.
  • Established network of real estate partners, shopping centre and city-centre landlords and estate agents.
  • Proven negotiation skills and strong commercial acumen in lease and contract negotiations.
  • Excellent communication and stakeholder-management skills; ability to work autonomously and within cross-functional teams.
  • Willingness to travel frequently within the region.
