Real Estate Manager at Richemont, Singapore – manage luxury real estate portfolio across SEAO, lease negotiations, market analysis.
Role & Responsibilities
- Lead and support ongoing lease deal negotiations with landlords, managing negotiation milestones effectively
- Cultivate strong relationships with landlords to facilitate commercial negotiations and gather competitive market insights
- Prepare and conduct market visit data and site analysis for internal and external VIP visits
- Draft lease contracts for office and internal boutique openings, relocations, expansions, and renewals, coordinating legal review
- Collaborate with Jewelry, Watch, and Fashion & Accessories Maisons to analyze sales performance and foster cross-functional teamwork
- Conduct market analysis and competitive research to support strategic decision-making for new Maison launches
- Maintain internal and external boutique databases including point-of-sale data, margin analysis, and network information
- Assist in the preparation of business cases, investment proposals, and strategic documentation
- Conduct market and network research for Richemont's external partner Maisons across the region
- Prepare presentations, reports, and strategic communications for senior management and Maison leadership on portfolio status and initiatives
- Support the Real Estate Director in managing external real estate partnerships and ensuring service delivery standards
- Lead boutique shop lease negotiations and manage commercial terms with landlords
- Oversee tenancy administration, ensuring proper filing, documentation, and record management
- Maintain and regularly update comprehensive internal and external lease master databases
- Prepare and maintain real estate operational guidelines and best practice documentation
- Coordinate with finance teams on rent reporting, payment reconciliation, and budget-related tasks
- Assist in ongoing market research, competitive analysis, and portfolio benchmarking
- Prepare regular real estate performance reports, analysis, and market updates for headquarters and brand management
- Facilitate effective communication and collaboration among all stakeholders in real estate projects
- Provide comprehensive administrative support to the real estate team
Qualifications
- Progressive experience in real estate administration, property management, or similar role, preferably within corporate real estate or luxury retail
- Demonstrated understanding of the full real estate lifecycle and associated commercial processes
- Proven ability to manage multiple priorities, maintain strict deadline adherence, and thrive in a fast-paced environment
- Exceptional interpersonal and written and verbal communication skills with the ability to influence stakeholders at all levels
- Strong analytical capabilities with the ability to interpret data and contribute to strategic recommendations
- Proficiency with real estate management software and advanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint)
- Proactive, detail-oriented approach with strong team collaboration and professional discretion
- Demonstrated ability to communicate directly and effectively with Richemont headquarters and Maison leadership

Progressive experience in real estate administration, property management, or corporate real estate, preferably within a luxury retail or international corporate environment. Demonstrated expertise in managing lease negotiations, real estate lifecycle processes, and cross-functional stakeholder coordination.
