Loro Piana in Tokyo seeks a Store Planning Project Manager to lead boutique fit‑outs, managing budgets, contractors and on‑time store delivery.
Role & Responsibilities
- Lead end‑to‑end store planning and boutique development projects in Tokyo, from location due‑diligence and feasibility studies through design development, construction, handover and post‑opening maintenance.
- Prepare feasibility studies, preliminary and detailed cost estimates, and project schedules; proactively manage changes to scope, cost and timeline and report variances to Finance and senior management.
- Coordinate and supervise architectural and construction activities for renovations and new‑build boutiques, ensuring compliance with brand concept, local regulations and quality standards.
- Engage, procure and manage external consultants and contractors (architects, M&E engineers, general contractors, specialist vendors), lead bidding processes and monitor contractor performance and deliverables.
- Act as the primary local interface with landlords, leasing teams, internal stakeholders (Retail, Finance, Legal, Visual Merchandising, IT, Procurement, Loss Prevention) and Store Planning HQ to secure technical information and align project objectives.
- Oversee procurement, logistics and administrative aspects of projects including mock‑ups, approvals, quality control and final snagging to ensure boutique readiness and brand presentation at opening and beyond.
Qualifications
- Minimum five years of professional experience in store planning, retail construction, architecture or construction project management, preferably within luxury retail or premium hospitality.
- Proven track record managing multiple simultaneous projects, budgets and multidisciplinary teams of consultants and contractors.
- Solid knowledge of construction methods, building services (M&E) and local permitting and regulatory processes applicable in Tokyo.
- Strong commercial acumen with experience in budgeting, tendering and contract negotiation.
- Excellent stakeholder management and communication skills; ability to coordinate cross‑functional and multicultural teams.

Experience
At least 5 years of progressive experience delivering retail store projects from feasibility through construction and handover, preferably within luxury fashion or high‑end retail environments and with direct responsibility for hiring and managing architects, engineers and contractors.
Education
Bachelor’s degree in architecture, civil engineering, construction management or a related discipline; professional qualifications or a master’s degree in a relevant field is advantageous.
