Confidential luxury fashion house seeks Store Design & Planning Project Manager in Tokyo. Lead store roll-outs, manage design teams, contractors and budgets.

Role & Responsibilities

  • Lead end-to-end project delivery for new store openings, refurbishments and relocations, ensuring adherence to brand design standards, budget and schedule.
  • Coordinate external consultants (architects, interior designers, engineers) and contractors through tendering, procurement, permitting and construction phases.
  • Develop and manage project programmes, critical-path schedules and cost-control mechanisms; report progress and risks to senior stakeholders.
  • Review and validate technical drawings, specifications, FF&E lists and MEP scopes; ensure on-site implementation aligns with design intent and quality expectations.
  • Manage approvals with local authorities and landlord interfaces; ensure compliance with building codes, fire and accessibility regulations.
  • Implement quality-control processes and punch-list closeout; supervise site inspections and handover to retail operations.
  • Drive continuous improvement of store design standards, roll-out toolkits and supplier performance for future rollouts.

Qualifications

  • Minimum of 5 years’ professional experience managing retail store design, fit-out or construction projects, preferably within luxury fashion or premium retail.
  • Bachelor’s degree in Architecture, Interior Design, Civil/Structural/Mechanical Engineering, Construction Management or equivalent.
  • Proven track record delivering multiple simultaneous projects on time and on budget, including coordination of consultants and main contractors.
  • Strong technical literacy in construction documentation, MEP coordination, FF&E procurement and local permitting processes.
  • Project management certification (PMP, Prince2 or equivalent) preferred.
  • Ability to travel frequently and work on-site across the Tokyo metropolitan area and nationally as required.
